Standard small King room 3 x 3.5m with king bed and top quality mattress.

Traditional oak furnishings and a small 2 soft chairs (we have just put those in to replace the sofa in the picture).
Top quality firm mattress.

Slightly bigger old style en-suite than the other standard King room, enclosed, step up into, shower with a water saving shower as a requirement for our sustainability badge.  

Accessed by a Norfolk winder staircase where steps are steeper than normal
The room looks out onto our quiet yard and is the size shown in the pictures,  smaller than Port.
The room is 3 x 3.5 meters and the ensuite is 2.5 x 2 meters older style suite.

Well Deck King En-Suite

Standard King Ensuite on the ground floor with a new narrow ensuite of .8 x 3m with full size walk in shower and modern style suite with pebble wall feature and demisting mirror light.
It has a window straight onto the front terrace and yard, which we make private to this room on request.
Comfortable king bed (same as Port).  There are still a few steps within the property to access this room.
The room is 3 x 3.5 meters and the ensuite is .8 x 3m.

Top Deck Suite

Top Deck Attic Suite with Partial Harbour View

2 Adjoining rooms with En-suite across the whole top floor

King bedroom with a small sofa, fridge with icebox and double aspect partial street seaviews across Wells to the harbour, Albatros (soon to return), Blakeney and the pine trees. Favourite room with many of our guests.  

2 Singles in adjoining cabin style room, ideal for 2 people wanting separate sleeping rooms are not made up except on request and supplements apply.

Both rooms and en-suite shower built into sloping attic roof with low doorway between the 2 main rooms.  It is a powerful shower.

Norfolk winder staircase with 2 flights of steeper than normal stairs.

Full 6.5 feet walking height through all the rooms, into the shower room and 6.2 feet in a part of the shower with sloping roof.

Suitable for 2 adults and/or with 1 or 2 children over 11. Or 2 adults in separate rooms.

IMPORTANT Notes: -

      • Important note for Top Deck: The hot water uses a pump, if you leave a tap on we will need to switch it off. It is taking 10 seconds for the hot water to flow, please bare with us while we await the manufacturer to resolve the issue.
Not suitable for anyone that is not fully mobile.  Please do not book this room if you don't like steep stairs or beams, or might be concerned about the low doorway between the rooms. These do not change if it is the last room available.

Port King En-Suite

Superior King with a street partial Harbour SeaView and a Frige.

Comfortable King bed per reviews.

We worked on this room all the way thru lockdown and made many improvements.  It now has a walk in shower, partial harbour view and normal flushing water (used to be a macerator).

New - we have just added a fridge with icebox to this room.

We only list things that we do provide and not the things that we dont have, so please ask and check with us if its something that is important to you and will affect the enjoyment of your stay.

The apartment has a well equipped kitchenette table and chairs and lounge which also has a sofa bed.


Other Facilities

The entrance room has a fridge for guests but no self catering facilities, as it is not serviced daily. Please leave this room as found for other guests as they will need to pass thru this area to get to their rooms, so please exit to allow them to pass as it is too small to socially distance.
Recently, a guest was cancelled by the Crab House and we set up a table with lights and heating in the porch Please let us know if you would like this set up for you. 

We ask that no takeaways are brought into the house due to allergies.

We want our guests to feel at home, so if you need anything in your room or service please let us know as it is your private room while you are here, otherwise we do not go in your room again so no need to tidy while you are here.  

Guests have their own furnished terrace that captures the early evening sun.

Cleaning and Damage Policies

To help me to maintain our properties and offer the best I can for our guests I now ask that guests agree to the cleaning and damage policy as a condition of booking. We do not charge extra fees for cleaning as we ask that you leave it as clean and as found 

House Keeping and Room Servicing

We want you to feel at home, so just let me know if you need anything in your room as we do not go in the rooms again until your check-out.

Deposit and Payment

For new bookings there is a low deposit/booking fee of £100 which is non-refundable except for cancellation due to government advise to not travel for your dates and it will be taken off the balance when you pay on arrival or we will move the dates for you. This way you are paying only a deposit until you arrive and it won’t cost you anything if the government advises that travel is not possible.  

The outstanding amount can be paid by cash on arrival or, if you want to do this by bank transfer it needs to be done at the same time as the deposit. This is so that I only have 1 bank transfer to follow up on.

Cancellation Fees
  • CANCELLATIONS: A special cancellation policy is in place at the moment, if you decide not to travel it will only cost the £100 deposit, although, out of curtesy I hope that guests will give us more than a couple of weeks or as much notice as possible so that it can be booked by someone else.
  • PAYMENT: The outstanding amount is due on arrival that will be placed in an envelope and put in a safe place for us to pick up
  • If you would like to pay the full amount by bank transfer it will be due with the deposit at the time of booking so that there is just one transaction and subject to normal cancellation fees, which is now non refundable. We do not accept bank transfer at a later date.
  • For you, payment on arrival means that you don’t need to worry about paying before you actually arrive which is then too late for us to accept a bank transfer. For us, payment on arrival means that we don’t need to worry about refunding if there is another lockdown or we have to close.
